FAQ’s for EKAANT FOREST HOMES

A1. Ekaant Forest Homes is a Gated Community Project of FREE HOLD Residential & Commercial Plots. However, we also offer package deals of PLOT + CONSTRUCTION (Independent Studio Cottages & Bungalows, Twin Cottages, Row Houses etc.).

A2. Ekaant Forest Homes is located in Village- Jamsut, Taluka- Guhagar, District- Ratnagiri, State- Maharashtra, INDIA. Click Here to get the directions & distance from your location to EFH.

A3. Following are the approximate distances & drive time :- (Drive time will depend upon the number of halts taken, traffic & road conditions.)

  • 270kms from Pune & drive time is about 5hrs to 6.5hrs .
  • 290kms from Mumbai & drive time is about 6hrs to 7hrs.
  • 180kms from Kolhapur & drive time is about 4hrs to 5hrs.
  • 325kms from GOA & drive time is about 8hrs to 9hrs
  • 40kms from Chiplun & drive time is about 1hr.
  • 75kms from Ratnagiri & drive time is about 2hrs.

A5. YES.
Maximum span of 6months is permitted for starting the construction from the date of Agreement to Sell of the Plot. In this case, you will have to pay 100% plot amount + 10% of the construction contract at the time of executing the Agreement to Sell & signing of Construction Contract. If the construction is not started in the stipulated timeframe, price escalation for the construction contract will apply. In an event, if you choose to sell the plot to a third person without starting the construction, the following terms & conditions will apply:

  • You will forfeit the 10% advance paid at the time of signing of construction contract.
  • All the then prevailing terms & conditions, rates & designs of construction will have to be accepted by the new buyer.

    A7. Yes. Depending upon individual Income Tax Returns & CIBIL reports, the rate of interest & tenure of the loan will vary. Loans approval & disbursement will be at the sole discretion of the financial institutions.

    A10. There are 3 types of Non- Comprehensive Maintenance charges as under:

    • Common Maintenance Charges (PAYABLE IS MANDATORY)
    • Individual Plot Maintenance
    • Bungalow / Cottage Maintenance

    • A11. Developed N.A. plot in EFH will include the following:-
    • 1. It is situated in a gated community whose periphery is / has fenced / compound wall, with 24 hrs security *(T&C apply) at the entry gate.
    • 2. Plots are mostly levelled in (some cases they are partially levelled).
    • 3. Minimum 4 demarcation stones to identify the plot.
    • 4. Electricity overhead line with street light fixture running alongside the main road.
    • 5. Water connection is taken from the water sourced from wells which is located in the estate.

      A12. Individual Plot Infrastructure is applicable only if bungalow/cottage construction contract is given to us i.e. Wide Wings Corporation.

      The following will be included in it:-

    • 1. Cleaning of plot for line out before starting the construction.
    • 2. Constructing 18 inch plot demarcation wall made from laterite stone approximately, 50% underground & 50% over the ground.
    • 3. Excavation & building of soak pit / septic tank.
    • 4. Excavation & fitting of underground PVC water storage tank of 1000 litres capacity.
    • 5. Planting of 2 horticulture trees along with drip irrigation. The connection will be given from the overhead water tank which will be placed in bungalow / cottage.
    • 6. Preparation of soft bed suitable for lawn (50 sqft) & setting up of sprinkler for placing of 50 sqft artificial lawn.

    A15. Yes. You can rent out the cottage/bungalow as “Home Stay Guesthouse”. However certain permissions need to be taken for doing this. Ex. Gram Panchayat NOC, MTDC Bed & Breakfast license etc. We can assist you for getting these permissions.

    A16. NO, but we have one type of Rental Opportunity i.e. Revenue Sharing Rental Income

    A17. Yes. We serve LOCAL Veg & Non-Veg Cuisines. However, the restaurant facility is only for Resident Guests & not for walk-ins.

    A18. Yes. We have the following facilities in the project:

    • Indoor: Table Tennis, Carrom Board, Dart- Board, Chess & Cards.
    • Outdoor: Badminton, Box Cricket (Under Development), Swimming Pool (Under Development)
